  • Rusty or lifted screws – Are they rusty? There should be compression between the screw head and washer. If a screw’s pulling out, it’s time for replacement.
  • Flashings – Reseal over joins and junctions regularly, especially around skylights, chimneys, and walls.
  • Rubber pipe boots – If prolonged UV exposure is causing them to crack and fail, they should be replaced to prevent leaks.
  • Corroded screws – Roofing screws (especially galvanised ones) can corrode. They need to be replaced before rust spreads.

Concrete and terracotta tiles are tough, but even minor issues can escalate:

  • Valley cuts – Look at the 100mm spaced triangular tiles up your valleys (the V-shaped internal gutters on your roof). Over time these tiles are prone to slipping and water can bypass the valley tray and pour into your ceiling.
  • Cracked tiles – Check the roof by foot if it’s safe to do so. Full cracks, especially in water paths, need urgent attention.
  • Valley trays and gutters – Keep them clear of debris to prevent overflow and internal damage.
  • Lead flashing –Flashing from the 1980s–90s is especially prone to UV breakdown and stress cracks. These may not be visible from a distance but can leak heavily during storms.

🚩 Don’t Trust Binocular or Drone-Only Inspections

A proper roof inspection must involve boots on the roof! Drones and binoculars are useful tools, but they can’t:

  • Lift tiles to check for hidden damage
  • Inspect ridge cap pointing and bedding
  • Feel for structural flex or soft spots
  • Check beneath metal overlaps or fasteners

If your inspector isn’t getting on the roof, you’re not getting the full picture.
